DEVELOPMENT UPDATE

Approved Projects

Old and New Dunbar housing projects
Preliminary planning and engineering design is complete. A joint project management appointment has been formalised with Crompton & Associates and Swana & Associates. A joint ownership show unit is under construction. This project is expected to yield 1 500 serviced sites.

Cato Crest Greenfields Phase 1
All services have been constructed and handed over to the Local Authority. Approximately 278 houses have been built to date with 52 under construction. Sales Administration is in progress. BGM Housing are programmed to finish construction of houses at the end of August 2001.


Work on the realignment of New Dunbar Road is aring completion. The road will link Booth Road and Wiggins Road.

Jamaica
MJX Construction has completed 60 units in this project. A contract to construct 100 more units is being finalised. The project has a total yield of 450 serviced sites.

Chesterville Incremental Phase 1
Metro Housing has committed R300 000 for completion of remedial work on the project. Approximately 129 houses built to date. The process of sales administration is well underway.

Chesterville Incremental Phase 2
Awaiting outcome of submission to Department of Housing to extend balance of earlier project subsidies on this project. Approximately 241 houses are planned, the sites have already been serviced.

Wiggins Umkhumbane
The construction of houses is complete. Sales administration is currently being finalised.


Construction of Booth Road West is underway.

Wiggins Fast Track
The construction of houses is complete. A conveyancer has been appointed to open the township register to effect transfer of units to beneficiaries.

Nsimbini
Stocks & Stocks has re-commenced building housing units for the last relocations required to make way for completion of civils. 354 units are completed to date and another 25 units are under construction. Ownership transfers to commence soon.

North & South of Booth Road
This project has a total of 415 serviced sites. Approximately 235 units have been completed and allocated to beneficiaries while 50 units are under construction. The project is primarily for families who are moving from Old and New Dunbar Roads to allow for infrastructure construction.

Chesterville Bond Housing Phase 1 Approximately 338 houses built to date. Sales administration in progress.

Chesterville Bond Housing Phase 2
Approximately 110 houses built to date and 6 under construction. Sales administration in progress.

Chesterville Bond Housing Phase 3
Approximately 137 houses built to date and 11 under construction. Sales administration in progress. Approximately 177 sites sold to date.


Stedone Emerging Civils cc is currently engaged in the landscaping of a sportsfield at Wiggins West.
A tender for the building of the changerooms will be
advertised late in August.

Umkhumbaan Infil
Mortgage bond linked units. Infil sites in developed area being released for sale.

Hilltop High Density (Shayamoya Phase 1)
Pilot housing association rental units. Services complete. Construction of units is complete.


The new Chesterville Extension community library is
complete and awaiting official commissioning whilst
work on the community hall is nearing completion.

Proposed Projects

Cato Crest Greenfields Remainder
Application for funding has been forwarded to Department of Housing. This project will accommodate relocations from Cato Crest internal services. About 150 to 200 incremental/micro-loan units are planned for this project.

Cato Crest Interface
Preliminary feasibility work completed. Higher income accommodation initially available for Cato Crest. Approximately 25-30 credit linked units to be made available.

Cato Crest Settled Area
A funding application is currently being repackaged for re-submission to the Department of Housing. This project will upgrade and stabilise the informal settlement of Cato Crest.

Roosfontein
This project allows for a rental housing scheme. Land assembly in preparation. Funding problems currently being addressed at National Department of Housing level.

Wiggins Infil
To develop any remaining portions of the Wiggins precinct. Residential sites under the PHDB model provide 150 relocation opportunities. Higher density, partially attached, microloan linked housing envisaged. Preliminary feasibility study completed. Funding application currently being compiled Additional funding from USAID has been secured.

Umkhumbaan Freeway Slopes
Approximately 350 housing units under the PHDB model, linked to micro-loans and bond housing units. Primarily for internal CMDA relocations. Preliminary design is complete and funding application has been submitted.

Umkhumbaan High Density
In project packaging stage. Land Assembly underway.

Grosvenor Road
In project packaging stage. Land Assembly underway.

Part Hillary
In project packaging stage. Land Assembly underway.

Part Bellair
In project packaging stage. Land Assembly underway.

Shayamoya Infil Phase 2
To extend the pilot social housing at Wiggins to provide more accommodation of this nature. 180 residential units for rent by a mix of predominantly PHDB qualifying tenants; preferably run on the same basis as the adjacent Shayamoya Housing Association project Phase 1. Proposal submitted by Shayamoya Housing Association, currently being assessed by CMDA.

Social Housing Ikhaya Infil
To provide 262 rental housing units at an affordable rental to employed residents drawn mainly from the Cato Manor area. First Metro Association to develop and run project at rentals that are affordable for households with an income of below R3 500 per month. Preliminary project design is complete. Funding application has been submitted.

AIDS Sheltered Housing
To provide accommodation for children orphaned by AIDS within the existing community. Two unit pilot project. Funding application submitted to Department of Housing. CMDA are working with BESG who have put project funding application together.

Under Construction/Planning

  • Community Hall at Chesterville Extension: EU funded project. Construction completion anticipated mid-August.
  • Sports Field at Wiggins West: Sports field under construction, change room building tenders to be advertised late August 2001.
  • Intuthuko Junction, the administrative support centre in Central Node: EU funded project. Construction complete by December.
  • Container park at Cato Crest: Construction complete. Delivery of containers awaited.
  • Community Health Centre in Central Node area: EU funded project – anticipated construction commencement early 2002.
  • Parks and Conservation: EU funded project to develop recreational facilities in housing project areas. Eight sites identified for construction to begin early 2002. A further 5 facilities and 11 ‘playspots’ are planned.
