The
CMDA Development Project is about to enter its final stage
with the implementation of the Business Park projects located
at three sites in Booth Road West and Central and in Edwin
Swales.
Farsighted
What makes this project most unique, is that the revenue generated
through rentals/lease and sales of land, will remain in Cato
Manor, to be reinvested into the community by financing further
development that is needed if the ‘city within a city’ concept
is to come to fruition. CMDA, working in conjunction with
the CMCO, are currently creating the Section 21 Company that
will manage these industrial investments.
Nature of the industry
Since the projects are adjacent to residential areas, the
zoning of the developments will be Business 2 with provision
for light industry. These are well suited for the establishment
of small manufacturing industry complexes. Care has been taken
that there will be no pollution and no excessive noise in
the area. This zoning has also been chosen in response to
the needs of the surrounding established businesses that will
be attracted to these projects.
Community participation
Almost all of the Cato Manor Community has been informed about
these developments. Leaders have all pledged their support,
and all realise the need, not only for a speedy completion
of the projects, but also for full cooperation by all concerned.
Great rewards
It is expected that the greater Cato Manor Community will
benefit in both the long and the short term. Short term benefits
are expected to come through employment opportunities when
the laying of the infrastructure such as roads, electricity
and water, and construction of the top structures, begins.
Major opportunities
Further opportunities are expected through subcontracting
for service provision such as safety and security and cleaning
services and even horticulture. For those local residents
who have been trained and show potential for a higher level
of entrepreneurial development, further help will be forthcoming
to enable them to play a role in the Business Parks. In particular,
linking emerging entrepreneurs with established manufacturers
has been identified as the most efficient way of raising economic
standards among local residents.
How the system will work
When the time comes to announce employment and other opportunities,
as usual, CMDA will utilize the processes that handle employment
matters. All official structures will come together to drive
the process. Interested parties are encouraged to watch out
for announcements in the local newspaper IZWI as well as listen
to Radio Siyaya. More avenues will be used to announce matters
of interest.
What’s been accomplished
A great deal of work has been taking place behind scenes with
regard to the developments. The process has up to now, been
essentially dealing with the technical issues such as planning
layouts, establishment procedures, and engineering design
options. By the end of November 2001, the layout plans will
be available for scrutiny and approval by the Municipality.
Thereafter the marketing team will distribute advertising
brochures and call for tenders from business and industry
to take up the development opportunities within each Business
Park. The progress of these projects will be reported on a
regular basis to keep all interested parties informed. |
The
Community Development Department at the CMDA is inviting
unemployed adults with work experience to be trained in
the following courses:
1.
Assistant Artisans
10 tradehand fitters (40 days)
5 operator welders (30 days)
1.1 Requirements
Standard 8 with technical education or a matriculation with
a pass in mathematics & science subjects
2. Learnerships on the
following:
(i) cleaning services
(ii) market research
(iii) afro- hairdressing
(iv) call centre
(v) office support
(vi) recruitment & selection
2.1 Requirements
Matric and above, ability to speak English and computer
literacy.
Successful
applicants will be trained and placed on jobs either as
learnerships, permanently or contract basis.
People
who are willing to take advantage of these opportunities
should collect application forms at the CMDA Offices between
08H30 and 04H30 from Mabongi Mnikathi or at reception, starting
from 16 January 2002 and closing on 4 February 2002.
